Managing properties is a much more difficult and complex job than it sounds, and it takes a special set of skills to elevate a property management company from being simply adequate to one that is exceptional. Lorraine likes to think investors look for a property management company that will deliver on all the important issues as well as go the extra mile.
With her past experience in the teaching industry, heading up Boards of Trustees, various leadership roles whilst growing a family of 6, Real Estate salesperson experience, and broad property management experience, she believes that the skills gained, coupled with her knowledge of the industry both nationally and locally, assist in making PEAK Property Management in Wellington the logical choice for investors.
Lorraine believes an exceptional property management team can be the key difference between having a hard-working and stress-free investment and a time-consuming and energy-sapping worry.
She sees the following as the key property management attributes that will see PEAK ahead of the rest, and why you should choose PEAK to manage your investment -
1. Proactively resolve maintenance and repair issues quickly and efficiently
The property should always be in a good state of repair. Routine property inspections, good communication with the tenant/s to keep ahead of and resolve any maintenance issues, a database of reputable and reliable contractors who provide quality workmanship at a reasonable cost, proactive behaviors like making suggestions for property improvements, and accurate regular reports on the property condition are key components of an exceptional property management team.
2. Have effective leasing strategies
I believe a key factor in maximizing a client's investment returns is ensuring that the property is leased quickly to best tenants possible and on favorable terms. PEAK has strategies to maximize a property's rental yield, which would include minimizing vacancies, attracting the right calibre of tenant, screening potential tenants and negotiating suitable lease contracts. Keeping up-to-date with market trends and conducting regular rent surveys to ensure that investors are getting the most out of their assets, will assist us to keep ahead of the market.
3. Ensure timely rent collection
We, at PEAK have mechanisms in place to ensure that rental fees are collected on time. Policies regarding late payment or insufficient payments will be fair but firm, and any penalties will be strictly enforced. A rental contract is legally binding and we will take whatever action is required if the terms and conditions are breached.
4. Communicate effectively and regularly
Communication is one of the most important components of the relationship between property managers and clients – and is probably the area where dissatisfaction is most likely to occur. We, at PEAK will keep in regular contact with landlords and tenants alike either through email, phone calls, txt, regular reports, rental market updates, and so on.
5. Accuracy and reliability
Accurate record-keeping is an essential component of property management. It is important for tax and audit purposes, it is important for the resale of the property, it is important for ensuring compliance with legislation and local council requirements, and it is important for the client's peace-of-mind that their asset is being properly looked after. Reliability and attention to detail go hand-in-hand with accurate record-keeping, and PEAK will keep a close eye on all the small points as well as take care of the bigger issues.

Marewa has had a passion for real estate and property since her first job of employment as a Commercial property PA as well as Receptionist and Administrator in the 1990’s for a well-known Lower Hutt real estate company. This position ignited a flame for real estate in Marewa, who enjoyed seeing the happiness and excitement purchasing a home brought to families and individuals when they received the keys to one of the biggest financial steps they would ever possibly take in their lives.
Marewa also spent a decade of her life in Australia working and living and assisting in the day to day running of a very popular Tourist Park in South Australia. Here Marewa learnt about the hospitality industry and enjoyed helping oversee the management of the park from office administration, long term tenants, grounds and accommodation maintenance and the cleanliness of all public facilities to ensure all who visited throughout the year had a satisfying and enjoyable experience during their stay.
After being away from friends and family in New Zealand for quite some time, Marewa returned home to New Zealand with her own young family and enjoyed watching and spending time with them until her children reached school age. With time on her hands Marewa, with some coercion from a very close family friend made a decision to study and sit her Real Estate License. After many a weekend away from her young family, Marewa then decided to look further within the realms of real estate with her family in mind to change her career pat,h and try her hand at property management.
This slight change in real estate careers encouraged Marewa to learn what being a property manager entailed day to day, and what processes and systems were needed to run an efficient management business and what type of service was offered to the people that made up a good property management business, as well as a good property manager. With this plan and idea in mind, an opportunity presented itself several years later for Marewa to look at starting a small boutique style property management business where she could then look to offer her clients a more personable, friendlier, hands on approach to property management - some important factors Marewa feels and knows often gets lost when people are dealing with larger more corporate systems.
